Who you'll deal with
Class 1 licensed strata manager, based on the Tweed Coast
Laura brings extensive strata management experience across NSW, including previous Licensee-in-Charge and senior strata management responsibilities within larger organisations. Her experience spans day-to-day governance, financial management, compliance, disputes, defects and major works.
Solrise was created to bring that experience into a more personal model. Good strata management starts with knowing the building and the people who call it home — you should never have to explain your scheme from the beginning every time you call.
What we do
Day-to-day professional administration and management of the owners corporation — from small boutique buildings through to larger and more complex schemes.
AGM notices, agendas and minutes, committee meetings, statutory books and the strata roll, plus practical guidance on motions and resolutions.
Annual budgets, administrative and capital works fund accounting, levy notices, receipting, arrears monitoring, reconciliations and year-end records.
Owner and committee correspondence, scheme registers, approved invoice processing, contract and renewal records, digital records and Strata Hub reporting.
Work orders and contractor liaison, invoice processing and records of works — with the committee free to obtain and choose its own quotations.
Insurance records, renewal and policy information, invoice processing and claims administration. Solrise receives no insurance commissions.
Secure online access 24/7, so committees and owners can reach key scheme information and records whenever they need them.
Technology supports our service — it doesn't replace it. You will still deal directly with Laura when you need advice, assistance or simply want to talk something through.
The Solrise difference
A collaborative model for actively involved committees: you continue to obtain your own contractor and insurance quotations, while we provide the governance, financial administration, meeting support and records management.
You deal directly with Laura Black — not a rotating team or a call centre.
Inspections, committee meetings and defect walk-throughs happen in person, not just over email.
The owners corporation retains control of its insurance sourcing and selection.
A deliberately small number of schemes, so your building's history and priorities are genuinely known.

Where we work
We drive to your building. Inspections, committee meetings and defect walk-throughs happen in person — from Tweed Heads to Ballina, Kingscliff, Cabarita, Pottsville, Byron Bay and the Tweed Valley.

Beachfront and Salt Village schemes where salt spray and shared resort facilities need a proactive plan.
Low-rise coastal complexes along the Tweed Coast, from small duplexes to larger developments.
Established high-rise and retirement-style schemes with capital works programs to manage.
Northern Rivers buildings dealing with holiday letting, flood risk and mixed-use by-laws.
Inland townhouse and community title schemes, including flood-affected recovery works.
Regional Northern Rivers schemes that larger city agencies treat as an afterthought.
