Many Casuarina schemes are still within, or recently past, the statutory defects and building bond period. Getting inspection reports, developer correspondence and rectification works properly documented and followed through is often the single most valuable thing a strata manager does for the owners corporation.
Newer complexes also tend to arrive with detailed by-laws, landscaping and facility obligations, and long service contracts signed before the owners corporation had a say. Reviewing those arrangements as they fall due protects the scheme's budget over the long term.
